Sponsor-side advisory that makes projects institution-ready.
Institutional capital does not fund vision. It funds underwriting, documentation, and execution discipline. The Consortium builds all three — on the sponsor’s side of the table, alongside the sponsor’s financial advisors, counsel, and licensed intermediaries.
Our role, precisely defined
Capital structure engineering
Layered structures across public incentives, conventional debt, and equity, developed in coordination with the sponsor’s financial advisors.
Underwriting & data rooms
Lender-ready packages, institutional data rooms, NDA suites, and disclosure frameworks prepared for professional review.
Advisor team coordination
Counsel, design and engineering firms, operators, and intermediaries coordinated toward aligned objectives.
Disposition & continuity
Clean-entity and asset-purchase frameworks, valuation approaches, stakeholder management, and transition discipline.
More than a decade in the making. Market-ready in approximately nine months.
As lead strategic advisor to the sponsor of a 450-acre sports-anchored mixed-use development adjacent to a major international airport, the Consortium built the data room, underwriting package, disclosure architecture, vendor schedule, working-capital budget, intermediary engagement, and advisor-team coordination that moved the project to institutional market readiness.
The Consortium’s engagements have coordinated the work of national capital-markets platforms, AmLaw 200 counsel, global engineering and design firms, and leading venue operators — and its principal’s record includes federal, state, and local policy at the highest levels.
Development projects require early conversations.
Engagements begin with a confidential assessment of the project’s path to market. Inquiries are reviewed personally by the principal.
